Greater Noida

Greater Noida is the extension of the development format of Noida. Just 35 minutes away from the National Capital, Greater Noida is fast emerging as a symbol of modern day town planning. Greater Noida Property is one of the fastest growing real estate market in the country today. This is as a result of the pioneering efforts by the state government to create international standard infrastructure for integrated townships near Delhi, which has been amply backed by Greater Noida Industrial Development Authority (GNIDA), the force and brains behind this township. That apart, innovative social schemes like mobile creches, mahila dairy and other technical schemes ensure the development of the rural and the weaker sections of the region, along with the township. Greater Noida, prides itself on the thrust it lays in keeping the city green. Apart from a substantial green cover and pollution-free environment — as much as 25% of the total area has been reserved as green area — the city boasts of ornamental, decorative avenues and traffic islands. A 222 acre, 18 hole, PGA standard J P Golf Course (designed by Greg Norman), an India Exposition Mart, a 55 acre exhibition complex and a modern export-mart for quality handicrafts are already functional. Equipped with world class infrastructure, this settlement is part of the NCR which has been planned in a manner to ensure that support services and infrastructure will always exceed demand, at all stages of its development.

The greater noida infrastructure here is a match for any similar world class township — an eight-lane expressway connects it directly to Delhi, reducing travel time to 20 minutes. That is an addition to the eight-lane DND flyover which has already reduced distances. Greater Noida is the only city in north India with privatised power distribution which ensures efficient and uninterrupted power supply. A captive power plant to handle power requirements of the city is also planned. Phones are connected to the national telephone network through optic fiber cables and accessed through direct-dialling from Delhi. Underground electric cabling and sewerage, and an extensive network of wide roads add to the convenience of the residents.

The Howrah-Delhi railway line passes through the area and a new railway station and rail link will connect Greater Noida with the eastern and western main lines. A dedicated commuter rail-link (Metro Rail) with Delhi is also under implementation. An international airport and aviation hub has already been planned near Jewer (Greater Noida), which will put this emerging township on the aviation map and greatly facilitate the burgeoning tourism industry. 1700 acres of land have already been earmarked in Jewer, for this purpose.

Work on the Taj expressway has also been started, linking Agra to Delhi via Noida, Greater Noida, and will boost tourism and industrial activities along this corridor. Echo Tech is Greater Noida’s exclusive industrial area where rights of admission are reserved. Polluting industries (eight categories) are prohibited from setting up business here. However, for those allowed in, the authority ensures not just speedy clearance and approvals, but also incentives to promote early commissioning of projects. An effective, single-table functioning guarantees project clearance within a month, while an empowered committee continuously monitors the progress of these projects.

Industrial majors like Asian Paints, Honda Siel, LG Electronics, New Holland Tractors, Pepsi, Moser Baer India, Bharat Petroleum, Delphi Automotive Systems, Escorts-Yamaha have all chosen Echo Tech as their preferred industrial destination.

On average, rental for two bedroom flats in the greater noida real estate market range from Rs. 6,000 to 10,000/- per month. the same unit types command rental values ranging between Rs. 6,000/- to 8,500/- per month in Sectors Alpha and Beta and Rs. 8,000/- to 10,000/- per month in Sectors Phi and Chi. Sector Pi, where substantial construction activity is visible, fetches rentals in the range of Rs. 7,000/- to 10,000/- per month for two bedroom apartments. Due to Greater Noida's rental market being relatively immature, the average annual rental yield in this market is quite low at 3.2 per cent. Construction of Uttar Pradesh's most ambitious project, the Yamuna Express is underway and it will connect Greater Noida to Agra.

With a large number of automobile and automobile-component manufacturers choosing to locate here, this place is called the Detroit of India. This region also boasts of the single largest direct investment by foreign and multinational companies. Rs 12,000 crore have already been invested in Greater Noida and the rate of industrial investment continue to multiply. No wonder, entrepreneurs at Echo Tech call it ‘Greener Pastures’. To promote specific industries and entrepreneur communities, focused industrial pockets have been set up. An IT park on 300 acres of land has been earmarked for the development of IT industries and IT-enabled services, with special provision for residential and commercial uses offered to the private developers. Azim Premji’s Wipro Group, The Uppal Chadha Group, Ansals, Unitech, KLG, RC Infotech, Pavitradham have already been allotted IT plots here.

The Biotech Park, a 100 acre area to promote futuristic technologies, has been earmarked to be developed through private initiative with common facilities like cold-storage, animal house, technology incubator in Greater Noida. Toy City is the country’s first dedicated facility for toy manufacturers, that is spread over 125 acres. With a modern design and research centre, a training institute and a toytesting lab, it has already attracted investment from leading toy manufacturers. The export-promotion park on an exclusive 20-acre plot is already in place for export-oriented units, with both flatted and plotted site development schemes for setting up business. The residential township of Greater Noida offers housing opportunities for industries and also serves as an important manpower resource.

Commercial Properties in Greater Noida like Commercial complexes and neighbourhood centres in Greater Noida have also been set up at sectors levels. Optical fibre convergence-cabling has been laid across the city to service internet requirements of reputed institutes like Somerville, Reyan, DPS, Pragyan, Apeejay, Galgotia, IEC, Birla Institute of Technology and Management, Ishan. Other reputed institutes like Jamia Millia University, IIT Rourkee, Birla Institute of Technology, Mesra have also been allotted land here. A 570 hectare institutional area known as Knowledge Park will exclusive house educational, training and research institutions, along with recreational social and culture organisations. Many international firms from Thailand, Hong Kong, Sidney, Dubai, Japan and China have opted to invest both in IT and industrial sectors at GNIDA.

Greater Noida Authority has not forgotten its old and aged citizens — a nursing care-cum-housing scheme for senior citizens is in motion, with a MoU already signed with K N Consultation, in collaboration with Ablesange Ltd. The project will come up on a 5-acre plot in Omicron. At the end you can say, Greater Noida Property is the better choice for property investment in Delhi NCR Region. Identified as a future institutional and commercial zone in the NC, the blueprint of Greater Noida's development resembles that of Noida in more ways than one and developers are drawn to the area like moths to light.
