Old Gurgaon essentially includes localities such as Palam Vihar, Sectors 14, 4, 7 and 21, which are some of the prime residential localities. Although infrastructure developments were slow in coming, the transformation of a ‘gaon’ into the awesome metropolis of Gurgaon is inspiring.
Palam Vihar was the dream project of the Ansal Group. They wanted to develop it as one of the elite neighbourhoods of Gurgaon. The dream has partly come true, save the accessibility issues. The colony has been developed as a neat, clean, blissful zone with a pleasant countryside feel to it. Palam Vihar, largely developed by the Ansal Group, raised its first projects in the shape of Duplex Houses and Celebrity Homes. Other residential projects include Jade Villa, Jade Home, Jade Executive, Spanish Terraces, Cozy Homes and Garden Homes. The commercial projects include Spanish Court (shopping-cum-office complex) and Ansal Plaza (shopping mall with multiplex). Apart from the Ansal Group, other builders like Cosmos and Bestech Group too have their projects in this area.
One of local resident, and his wife claim, “When we purchased this plot of land (in Sector 23, Palam Vihar) in 2001, most of the locality was surrounded by jungles. All our wellwishers advised us against the purchase feeling that it wasn’t a wise decision to invest in this plot of land. Today, when we see the entire area shaping up as a premium residential locality we feel it was a good decision to buy this plot of land.”
Palam Vihar’s residential profile includes a mix of plotted development, 2-3BHK apartments, as well as a few builder flats. The plots are of various sizes (66, 173, 270, 360, 520, 800, 1000 and 1200 sq yd). The cost is in the range of Rs 25,000-38,000 per sq yd. A 2BHK apartment of 1,140 sq ft is available for approximately Rs 32 lakh while, a 3BHK apartment of 1,450 sq ft is available for approximately Rs 45 lakh. The 3BHK options have a lot of takers and their sizes range from 1,145 sq ft to 2,365 sq ft, costing between Rs 38-95 lakh. Penthouses and independent villas worth Rs 1 crore and above are also available. There are also a good number of villas on plot size of 520 sq yd, available for Rs 2.5 crore. The demand is basically for 2-3BHK apartments and a lot of retired (private and defence personnel) prefer this area.
Sector 14 is another such locality where most of the residential development has taken place due to the interest shown by the landowners. Typically, a 263 sq yd plot costs Rs 99.94 lakh. The same dimension plot could cost higher depending on whether it is road-facing or not. A residential house on a 580 sq yd plot costs Rs 2.50 crore in the secondary market. The locality is well serviced with several markets in the vicinity. It is home to some of the well-known banks like State Bank of India, ICICI, and HDFC, to name a few.
GurgaonOne, a premium, state-ofthe-art, eco-friendly residential project is located on the Old Jaipur Gurgaon Road at Sector 22, Gurgaon. The 10-acre project is located on the periphery of 1,000 acres of permanent greens, in accordance with the Gurgaon Master Plan. This is the largest expanse of greenery in Gurgaon. The project, designed by leading international architects ARCOP, comprises 240 world-class apartments (3-4BHK), executive floors, independent villas and penthouses, backed by a well-developed infrastructure. GurgaonOne was launched in February 2004. It achieved sales of Rs 1.4 billion in just four months and was totally sold out even before the excavation work started. The project was completed in September 2007. As far as the public transport is concerned, Sector 14 and Palam Vihar are well connected to Delhi. One can take the passenger autos or tempos till Bijwasan or Kapashera border, and then avail the DTC or local bus service to reach Dwarka, which is further connected up to Indraprastha through the Metro Rail.
Traditionally, Sector 4 and 7 have cemented roads. In the last few years, the authorities put in place a good policing system for residents and there is frequent police patrolling in the area. A fountain park has come up in Sector 4 for the recreation of residents. Other than the retail outlets like Cafi Coffee Day and Domino’s, HUDA’s (Haryana Urban Development Authority) Gymkhana club is also located in Sector 4.
Vast chunks of land are still available. There is less congestion, more greenery, wide roads, and cleanliness - everything that an end user can ask for. These localities are some of the best on the periphery of Gurgaon. Although regular power supply has been a problem, since most of the developers are coming up with backup power solutions, the problem has been tackled to a large extent. |
