Property Prices are Moving High on Dwarka-Gurgaon Expressway

Dwarka Expressway is the state government’s widest-ever-150 metre-expressway project that connects NH-8 at Kherki Daula to Dwarka. Dwarka-Gurgaon Expressway, also known NPR (Northern Peripheral Road), is a Huda (Haryana Urban Development Authority) project designed to ease traffic rush on the operational Delhi-Gurgaon Expressway (Delhi-Jaipur Highway).  The construction of Dwarka Expressway, under the Umbrella of CREADI-NCR have joined hand with the state government to speed up the construction of this project.  Of the 630 acres needed to construct the expressway, 600 acres have already been acquired and the rest is expected to be acquired soon.

With an increasing number of MNCs and top Indian corporates operating out of Gurgaon, coupled with the limited availability of mid-segment residences in Gurgaon and Delhi, Dwarka Expressway is emerging as an attractive alternative for both investors and end users.

Dwarka Expressway Status and Completion Date

Construction on Dwarka Expressway is going on in full swing, Out of the total 18km stretch of the expressway, black-top work on nearly 15km has already been completed.  It is likely to be completed in 2014-15 and giving a big boost to residential and commercial projects in the region.

A number of big developers have entered the market. Bangalore-based Sobha Developers is one such player, which has entered the market here and is developing world-class residential projects on Dwarka Expressway. The fast progressing, International City, being developed by Sobha Developers, is a 150-acre low-density villa community. It is strategically located in Sectors 109, 106, and 108 of Gurgaon, touching the Delhi border, just off the emerging Dwarka Expressway. It is on a 15 minute drive from the IGI airport.

Assotech Ltd is developing an ultraluxurious villa and group-housing project, Assotech Blith, in Sector 99 on Dwarka Expressway. Sample flats are ready for prospective homebuyers to get a feel of the project.

ATS Group is developing three projects-ATS Kocoon and ATS Tourmaline in Sector 109, and ATS Marigold in Sector 89A-which offer 2, 3 and 4BHK luxury apartments in the size range of 1,700-2,600 sq ft. Antriksh Group is developing Antriksh Zeal in Sector 112, along Dwarka Expressway. This 12 acre township offers luxurious 2, 3 and 4BHK apartments.

Microtek Infrastructure is planning to launch their second, state- of-the-art luxury project in Sector 103 on Dwarka Expressway.
Recently, a major issue in the way of Dwarka-Gurgaon Expressway was settled by Huda-it decided to give alternative plots to over 200 house owners whose property was located on the proposed route. This positive development will infuse a fresh spell of energy for the development of the area.

Puri Construction is developing two high-end luxurious projects, Diplomatic Greens and Emerald Bay, in Sectors 111 and 104 respectively. Diplomatic Greens is over 20 acres of residential, gated property and is a part of an 82 acre master plan of mixed development including a hotel, retail, and commercial spaces. The property’s impressive, upscale apartments comprise only 15% ground coverage with up to 85% being green landscaped areas.
