I want to re-invest in a commercial office space in Nehru Place

I have a 3BHK Flat in Sarita Vihar, South Delhi, which I have rented out at Rs 30,000 per month. I plan to sell this flat and re-invest in a commercial office space in Nehru Place (preferably in International Trade Tower) where the rental income would be around Rs 1.5 lakh per month. Is this a safe investment?

The rental returns are much more from commercial properties than from residential properties; but it is advisable for salaried people to invest in residential property. This is because the demand for residential property is predictable, compared to commercial property. In the case of commercial property, you need to take care of the corporate requirements in terms of location and size of property. Currently, the rental values for residential property in Sarita Vihar are in the range of Rs 19,000-20,000 per month for a 1,000 sq ft apartment. Being well-connected to Noida, south Delhi, and Faridabad, there is a robust rental market here. You may decide on the basis of your personal requirements.
